Support Services:
Vantage Management’s staff has the diversity of experience and knowledge required to successfully guide your property to its fullest potential. Trained support staff offer you the following services included in your maintenance fee:
- Compliance: ensures that your project stays in compliance with all regulatory agencies. Perform internal audits based on state audits to discover and correct problems.
- Human Resources: manages all aspects of the employer/employee relationships. Beginning with the interview process and continuing through training and monitoring of staff. Personnel issues are handled by the corporate office. Site managers regularly attend seminars to stay abreast of issues pertinent to the success of managing each property.
- Marketing: experienced marketing team efforts ensure maximized occupancy levels.
- Accounts Payable, Accounts Receivable, and Payroll: tasks are performed at the home office insuring a strict system of checks and balances, supervised by the Controller.
- Annual Budgets: by the end of October, budgets are submitted to owners for the upcoming year. Budgets will also be submitted to regulatory agencies, when applicable.
- Expense Monitoring: all bills are approved by the Executive Director of Vantage Management. This insures expenses are kept to a minimum while maintaining quality housing and curb appeal of the properties.
- Reports: end of month reports and weekly status reports are presented by site managers to the home office to ensure compliance and proper collection of rent.
- Due Diligence: the project’s due diligence will be completed on time; working with your syndicator, bank, insurance company, etc. to provide required documents on schedule.
- Report to Owner: an “Owners Report” will be provided by the 10th of every month. Information included in the report reflects the previous month pertinent information regarding financials, occupancy, improvements made to the property, and any other issues or concerns within the previous month.
- Vantage Management is a member of the Council for Affordable and Rural Housing, ALCARH, National Home Builders Association, AHBA, and the Georgia Affordable Housing Coalition. These affiliations offer us discounts at major store chains, such as Home Depot, Staples, and Sherwin Williams. Savings are passed on to the properties, substantially decreasing operating expense.
- Members of our staff have experience in risk management, insuring the proper selection of coverage for the property.
Contracted Services provided for an additional fee:
- Maintenance: We employ qualified maintenance personnel, trained in routine maintenance and pest control at a low hourly rate.
- Vantage Management contracts with two accounting firms specializing in low income housing and property management. They prepare financial statements and tax returns and are available for consultation if questions arise throughout the year.
- Maintaining a large portfolio allows Vantage Management to contract certain services, such as lawn care and pest control, at discounted rates.
